Post-construction cleaning is not a bigger version of a house clean. Plaster dust gets into window tracks, inside sockets, and across every horizontal surface. If it is not removed properly, it shows up in daylight and on snagging photos.
Two passes, not one
We usually work in stages. The first pass removes bulk debris — packaging, labels, adhesive residue on windows, and plaster splashes on tiles. The second pass is fine dust: HEPA vacuuming, damp-wiping surfaces, and cleaning inside cupboards that were fitted during the build.
Trying to do both at once often means dust settles again before the client walkthrough.
Areas builders rarely touch
- Inside kitchen units before appliances are fitted
- Window frames and sills — paint flecks need careful scraping
- Bathroom tiles — grout haze from installation
- Radiators and pipework behind where skirting will go
- Garage and utility rooms on new-build plots around Huddersfield and Brighouse
Timing with other trades
The clean should happen after plastering and second-fix electrics, but before final flooring protection comes off in high-traffic areas. We coordinate with site managers — turning up while screed is still curing wastes everyone's time.
For refurbishments of occupied buildings — common in Leeds city-centre conversions — we section off floors and work out of hours to keep other tenants happy.
What to put in the quote request
Square footage helps, but photos of the worst rooms matter more. Tell us if windows open onto a live road — extra dust ingress is common on sites near the M62 corridor. Mention whether you need external window cleaning as a separate item.
A handover clean should leave the property ready for furniture delivery the next day, not ready for another builder to come back in.
